Step 2 is for you to look at your financial situation and for you to work out the things that you need to be doing in order to guarantee your success.

If you've already taken the FREE COURSE then you'll know that we recommend you talk to a mortgage broker and an Independent Financial Advisor (IFA).

To ensure you'll be able to get your mortgage in a few years time.

Rent to Buy involves first renting a house that you buy later (usually) with a mortgage. So talk to your mortgage broker and IFA to find out what you need to be doing in order to be able to get your future mortgage.

This might be as simple as saving up the rest of your deposit. Or you may need to be doing some positive things to improve your credit rating.

Buying a house can be a really scary thing to do. In fact I'd say that buying a house is scary for just about everyone - Why?

​Stage 2 - find a rent to buy house near me

With all of this planning work ​completed from "Stage 1 - Preparation" - you can now concentrate on finding a Private Rent to Buy Scheme for yourself.

There are 2 main ways to do this.

  1. ​The first is to approach owners who are advertising houses for sale and houses for rent. And then suggesting Rent to Buy to them.
  2. ​And the ​second way is to advertise for a Rent to Buy opportunity.

Approaching owners who are advertising properties for sale and for rent is relatively straight forward.

Let's say you've seen a property advertised for private rental and you're talking with the owner - you might say something like this:

"I'm enquiring about the property you have for rent and I'm just wondering if you'd be open to letting me rent it for a few years with the option to buy it from you afterwards - that wouldn't work for you would it?"

Then the owner will most likely be intrigued by what you're suggesting and get into a conversation with you about how this might work.

Karen and I have had this EXACT CONVERSATION with many, many owners and you'd be AMAZED just how many people are advertising for tenants - but actually want to sell.

Because at this exact moment A LOT DO WANT TO SELL due to changes in UK property taxes making Buy to Lets less attractive to landlords.

Google something called "clause 24" and you'll see what I mean.

So this really is the perfect time to be approaching owners and enquiring about Rent to Buy - where you're first renting and later buying a rented house from a landlord.

TIP: Don't mention Rent to Buy to them - they won't have heard of it. "Renting with the option to Buy later" is a much better phrase 🙂

​Step 5 - placing adverts

You can place adverts for Rent to Buy opportunities FOR FREE in places like Gumtree.

Same script as earlier: "Looking to rent for a few years first - with the option to buy later on."

Then you just wait for people to contact you

Step 6 - viewings and due diligence

When you buy a house "the normal way" you have to view quite a few properties before you find the property you'll eventually buy.

Rent to Buy is no different!!

You'll view some properties and they won't be for you. You'll see other properties where the owner (for good reasons) isn't interested in Rent to Buy.

And then you'll find ​your perfect property 🙂

You then need to go through what we call "due diligence".

Due diligence basically means you'll make sure that the financials such as the initial monthly rent and the buy price are correct.

And that the property is sound. And that this is the place you really want to rent and then buy.

Stage 3 is all about sorting out the financials around your Rent to Buy contract.

And you'll need to ensure that your Rent to Buy contract is secured legally and correctly.

So that you'll be able to buy your property later on when the time comes to purchase.

Step 7 - solicitors

You'll need to get a solicitor involved who will represent you and your interests regarding the Rent to Buy arrangement.

You'll have a solicitor working for you - and your seller will have a different solicitor representing them.

The solicitors job is to do all of the technical clever stuff - so you don't have to 🙂

NB You will have the legal option to buy your property after the initial rental period. Your solicitor will arrange this for you.

Step 8 - keep talking to your seller

You're going to be initially renting your property from the seller. So what we'd really recommend here is that you start as you mean to go on.

Form a great relationship with your seller - and prior to moving in keep the dialogue going - and also keep on top of all the things your solicitor is asking from you.

Step 9 - move in

Right this is the fun part - you've done it. So run around your house like a mad thing and shout yeaaaahhhh!! 🙂
